MARS Ventures is a commercial real-estate development and franchise-operations sponsor founded and led by Amit Doshi. The firm operates across two distinct asset classes: interstate-corridor TA-Petro travel centers (fuel, food, truck services) and branded hospitality developments (Hilton-franchise full-service and extended-stay hotels). Each asset is entitled, franchise-approved, and land-secured before external capital is called — eliminating the speculative stages of real-estate development.

Charleston TA-Petro (Tennessee)
Located along I-75 between Chattanooga and Knoxville, conveniently just off Exit 33. The bustling interstate stays busy 365 days/year. Same franchise format and operating model as Tunnel Hill.
Tru-Liv Studio (Nashville)
Nashville attracts over 20 million visitors annually. MARS is building a 10-story, 189-room hotel-and-studio under the dual Hilton brands (Tru hotel + Home2/liv Studio extended-stay) — capturing both transient-leisure and extended-stay guests in one of the highest ADR-growth markets in the U.S. Hilton franchise approval is in place.

Interstate Freight Resilience (TA Centers)

The U.S. trucking industry moves ~72% of all domestic freight tonnage, and I-75 is the highest-volume north-south freight corridor east of the Mississippi. Truck travel centers are structurally counter-cyclical — freight volume remains stable through recessions, and long-haul drivers require the exact fuel/food/services bundle that TA-Petro centers provide. MARS's two TA-operating precedent sites validate the operating playbook at scale.

Nashville ADR Growth (Hospitality)

Nashville consistently ranks among the top U.S. cities for ADR growth and visitor volume — 20M+ annual visitors, driven by music-tourism, bachelorette/group leisure, and corporate-convention demand. The Hilton dual-brand platform (Tru + Home2) captures a wider demand profile than a single-brand play, with extended-stay driving higher RevPAR through longer average length of stay.

Two-Asset-Class Diversification
MARS's combined portfolio creates structural diversification: TA-Petro cash flows are freight-volume driven (recession-resilient) while hospitality cash flows are leisure/corporate driven (cycle-sensitive but higher upside). The combination smooths portfolio-level cash flow volatility for LPs investing across the raise.
